Policies

Payments:

Prices are for up to 2 adults. See current rates for additional person/pet charge on the reservation portal.

Full payment required at time of reservation for daily and weekly guests.
First month rent required for weekly plus reservations, as well as $150 deposit for electricity.

Reservations:

Occasionally it is necessary to move our guests to a different “compatible” site before your arrival. You will receive an email the day before your arrival to confirm your site.

Refunds/Cancellations/Modifications:

A refund, minus transaction fees and $10 administrative cancellation fee, will be given if daily/weekly reservation is canceled at least 7 days ahead of your arrival date.
A 50% refund, minus transaction fees, will be given if daily/weekly reservation is canceled less than 7 days ahead of your arrival date.
NO refunds given for cancellations on day of arrival, early departures, or on weekly-plus reservations.
Please give us at least 7 days notice when ending a long term reservation.
Modifications (Change of date, accommodation type, site location, and duration of stay) are subject to availability.

Arrivals & Departures:

Please remember to verify your spot on the “Upcoming Reservation” email as sites do change on occasion.

General Rules:

Quiet hours are from 10:00 pm to 7:00 am
We reserve the right to refuse service to anyone.
We do not guarantee the same site, if you choose to extend. Please call or check with the reservation portal for a possible extension.
If payment is not received by the close of the 5th day after the due date, power and water is subject to be turned off and a $50 late fee will be applied to your bill.
While on the property, please put all cigarette butts and trash in the proper containers.
K&R RV Park is in no way liable for any loss or damage by fire, wind, theft, accident or any other cause to the personal possessions of the tenant or their guests.
Place garbage in plastic bags, tie, and place bags in the dumpster by the office.
We reserve the right to refuse continued residency privileges to “offenders” of park rules.
Guests are responsible for the actions of their visitors.
Owner reserves the right to change these rules & policies without notice.

Parking and Vehicles:

Two (2) vehicle limit on each site plus your RV, unless prior arrangements have been made. Extra fees may apply for additional parking.
- Additional personal or business may be parked onsite in approved areas with an additional fee.
All vehicles must be in operational condition with proper registration and tags.
Vehicles are not to protrude from the RV site into the flow of traffic.
The speed limit in the park is 5 mph.
No Parking in vacant RV sites.
No Parking in grass.

Rig and/or Site Appearance:

All spaces must maintain a CLEAN appearance.
Space around and under RV shall be kept neat and free from rubbish, trash, and other items. Garbage shall be promptly taken to the dumpster by the guest.
We reserve the right to refuse service to any rig based upon its appearance and/or condition.
The electric, plumbing, sewer, and heat/air of your rig must be in workable condition.
It is mandatory that your sewer and/or gray water hose have a sewer connection (sewer collar/donut) attached to prevent sewer gasses from escaping.
Outdoor items should be neat and orderly.
No generators, refrigerators, freezers, coolers, and other storage containers are allowed on your site. Storage containers under rig allowed if maintained in neat appearance and do not pose a danger to other guests/children.
Generators may be used at any time that the park-provided power is offline.
Keep all cords, cables and hoses neatly coiled and bundled. A notification will go out a day prior to our staff mowing and trimming the park. It is your responsibility to stow your hoses, cords, and cables out of the way in order to prevent any damage from our equipment. K&R RV Park and its staff will not be liable for any damage.
No light duty extension cords allowed.
No tarps.
Sites that are not kept to these standards will be subject to a $20/week fine.
Washing of vehicles and RVs is NOT allowed onsite.

Freezing Temperatures:

Site/Rig Skirting
- Skirting material must be uniform in material on all sides of your rig.
- Styro-foam insulation panels are not to be used unless covered by another material or approved by management.
Water Hose & Hydrant Safety
- During Freezing temperatures you must use heated water hoses to connect to park water hydrants.
- Make sure hydrant access is properly insulated after connecting your heated hose-line.

Pet Rules:

All pets to be on a leash in the owner's hand at all times while walking in the park.
Clean up after your pet.
Pets are not allowed in any park buildings.
Pets must not dig holes or otherwise create an unsightly appearance on the lot.
Pets are not to be left unattended outside the RV.
Constant or frequent barking will result in you being asked to leave.

Pet Waiver and Affidavit:

By Bringing a pet onsite at K&R RV Park I acknowledge and affirm the

following:

● Pet Ownership and Identification

I am the legal owner or responsible caretaker of the following pet(s) that will reside

with me at K&R RV Park during my stay:

● No History of Biting or Aggression

I certify that, to the best of my knowledge, any pets I bring onto the premises:

● Have no history of biting, attacking, or causing injury to any person or other

animal.

● Have not exhibited aggressive behavior that could reasonably pose a threat

to the safety of other guests, staff, or other animals at K&R RV Park.

● Have not been designated as a “dangerous” or “potentially dangerous” animal

by any municipal, county, or state authority.

● Vaccination Status

I certify that the I bring onto the premises are current on all required vaccinations,

including but not limited to:

● Rabies vaccination (as required by Kansas law, K.S.A. 47-1827).

● [Other vaccinations as applicable, e.g., distemper, parvovirus, etc., if specified

by RV park or local regulations].

● Upon arrival, I will provide copies of current vaccination records or a certificate from

a licensed veterinarian verifying that the pet(s) are up to date on all required

vaccinations.

● Compliance with RV Park Rules

I acknowledge and agree to comply with all pet-related rules and policies of K&R RV

Park, including but not limited to leash requirements, waste cleanup, and restrictions

on pet behavior. I understand that failure to comply may result in my removal from

the premises.

● Liability Acknowledgment

I understand that I am solely responsible for any damage, injury, or loss caused by

my pet(s) during my stay at K&R RV Park. I agree to indemnify and hold harmless

K&R RV Park, its owners, employees, and agents from any claims, damages, or

liabilities arising from the actions of my pet(s).

● Accuracy of Information

By signing this policy statement, I affirm that the information provided in this affidavit

is true and correct to the best of my knowledge. I understand that providing false

information may result in denial of stay, immediate removal from the premises,

and/or legal consequences.

Electricity:

Electric is included in daily and weekly rates.

Severe Weather Evacuation Plans:

Tornadoes are a year-round possibility in Kansas, but are most likely to occur between April and June. Be Aware –
- Monitor weather forecasts for severe thunderstorms.
- Have a Plan – Included in this packet are three nearby locations to consider sheltering during a storm.
- When to Evacuate – Evacuate the property and seek shelter in any of the following circumstances:
  - If a tornado warning or severe thunderstorm warning is issued
  - If you hear tornado sirens
  - If notified to do so by park management

Long Term (Weekly Plus Guest)

Rent/Utilities:

All initial rent must be paid in advance.
Weekly Plus Guests will automatically be billed on the first day of each cycle with the payment method on file unless other arrangements have been made for payment ahead of time.
If payment is not received by the close of the 5th day after the due date, power and water is subject to be turned off and a $50 late fee will be applied to your bill, and you will be subject to eviction.
Office Hours are subject to change. Call or text for assistance.
A drop box is provided at the office for rent payment. Park address must be on the check or money order to ensure proper credit.
A $30 fee will be assessed for any insufficient funds check, in addition to any late fees. Repayment must be made within three days.
A minimum of 7 days notice must be given when you plan to end your long term stay prior to the start of your next weekly plus cycle . This prevents your payment on file from being automatically charged for the next month, and allows us to work out a possibly more economical stay for you, until your final departure date.
There are no refunds for early departures on long term stays. Please contact us with ANY questions beforehand.
Your electric meter will be read on your departure date. The electric deposit will be applied as payment to the amount due. Any remaining balance due will be charged to your payment method on file. In the event that you have a credit, it will be refunded to your payment method on file.

Electricity:

Weekly Plus guests are required to pay a $150 deposit and will pay for their electricity usage at the current market rate. Meters will be read on the first day of each 28-day cycle. Your payment method on file will be charged automatically. You will receive a notification of upcoming and successful payments.
Electricity payments are due on the 5th. Payments not received by the 5th will receive a 10% late fee.

Nature

Do not cut, trim, or otherwise disturb the natural vegetation in and around the park.

Miscellaneous:

We reserve the right to refuse service to anyone.
Check the message box, next to the office door, for messages on a daily basis.
Compliance with annual RV registration laws is required.
Commercial businesses or enterprises, with the exception of licensed childcare, are not permitted to be operated on premises without prior approval.
Compliance with all federal, state, and local laws and regulations is required of all tenants and their guests, family members and invitees.
No solicitation is allowed.
Weekly trash service is provided by the park. Trash receptacles are for household trash only. All trash shall be placed by the tenant in plastic bags and secured with ties. Trash receptacle lids shall remain closed at all times. All trash shall be deposited inside the receptacle. No trash may be left outside, around or near the receptacles.
ANY TRASH that does not fit in receptacles must be removed from the park by guest.

*Registered Sex Offenders are not allowed as guests.
